Upon your request, we will schedule an initial, no-obligation meeting (lasting approximately one to two hours) where we will sit down and discuss your goals, needs and concerns with respect to selling your home and my solutions to what you express. After this discussion, we will take a tour of your home, noting important details (so that we can incorporate them in the professional brochure we will be designing especially for your property.
Our next topic of conversation will be to discuss our Marketing Plan of Action. This is the stage of the decision-making process where you will decide the worthiness of our experience, integrity and strength of our marketing plan. At this point in our meeting, you will learn exactly how we will market and sell your home at the best price and within your time frame. You will learn where we will be advertising your home both in print and on the Internet. In order to capture the largest buying audience, it is imperative to have your property advertised on all the major web sites that are available. In summary, to capture the largest buying audience, you will want to retain a REALTOR who can extensively market your home ONLINE!
Once you are satisfied with our marketing plan, we'll bring out the comparative market analysis that we compiled and researched (based upon initial information you provided about your home and my knowledge and experience in the marketplace). This document is an analysis of properties (active, pending and closed sales) that are 'similar' in various ways: age, neighborhood, style, features, and updates to your home. This is the most important tool we have available to realistically price your home for sale. The end result is what we call 'fair market value.' We need to be in conformity with other appraised homes that have recently sold.
If we are in agreement with each other with respect to a marketing plan and list price, then we are ready to enter into a 'Listing Agreement.' I'd like to think of our relationship as a partnership, where we work together to achieve our mutual goal: selling your home at the best price and in the shortest amount of time! At this point, we'll explain the Listing Agreement and all the addenda that you'll need to sign so that I can immediately start marketing your home for sale. After the paperwork is completed, we'll take measurements of your home as well as digital photographs of the interior rooms and the exterior so that we can input your listing into the appropriate Multiple Listing Board(s) and internet sites with all the pertinent information, features, measurements and photographs. We like to provide as many details as is possible for agents and their buyers since we can't bring each potential buyer to your home ourselves! In this way, we are present at the showing even if we are not physically there.
Lastly, with respect to our 'partnership' relationship, We'd like to ask you to help us in the marketing of your home. Your primary job in this joint endeavor is to keep your home in showing condition. When we meet, I'll share my ideas to help you achieve the highest selling price, i.e. lock box, tidiness, lighting, showing times and instructions, repairs, and allowing the agent to show your home.
