Do You Know How Much
Your Home Is Worth?

All sellers want to know the answer to this question, right? There are many factors which have an impact on that answer. Some real estate agents will tell you what you want to hear just to get your listing. They´ll disappoint you later when your house just sits on the market3;that´s when they´ll ask you for a price reduction.

I work much differently. My experience has taught me that to get the highest price for my seller clients, I need to get the most buyers in to see their home. It´s really simple - a matter of supply and demand. The more buyers who see and desire your home, the more offers that will evolve; thus, the higher the selling price! If buyers compete for your home, you´re likely to get over list price! Sounds terrific, right? It's not as easy as it seems.

In order to accomplish our mutual goal of highest price, I will recommend a list price that buyers will see the value in and want to see your home. Of course, your expressed time frame and fair market value is crucial to this process. For instance, the selling price you might get for a move that won´t take place for six months or so might be different from a move that must take place within 45 days or less.

The most important factors impacting on sale price are:


 
  • Your motivation and time frame
  • Location of your home
  • Features of your home
  • Updates and additions
  • Age of structural components (roof, siding, windows, furnace, air conditioning)
  • Overall condition
  • Present competition (other available homes for sale)
  • Recent (past six months) 'closed' sales

Most importantly, it is important to understand that REALTORS® do not determine prices3;the market does. The agent brings the market to your home. The market (available buyers) brings the price. What makes the difference of success to you is aggressive marketing. That´s where Davis Realtors and Renée Gast come into play.
